Can I Get More Help From the Broker?

Yes! We provide additional services including contract review, negotiating, and close of sale. These additional services are subject to an additional charge. Please Contact Us with questions.

Do I Have to Pay a Buyer's Agent Commission if I Find my Own Buyer?

No. No additional fees or commissions are paid if you find your own buyer. You can cancel your Flat Fee Listing anytime.

Do I Have To Pay a Listing Broker Commission?

With our flat fee MLS listing service, sellers pay a one-time flat listing fee of $349 for MLS exposure instead of a traditional percentage-based listing commission. Additional fees or compensation, if any, are negotiable and subject to the terms of the listing agreement.

Do I Have To Pay a Buyer’s Agent Commission?

Compensation to a buyer’s broker or agent is negotiable and determined by the parties involved in the transaction. In many cases, the buyer’s broker’s compensation is addressed in a separate buyer representation agreement between the buyer and their broker.

Sellers may choose whether or not to offer compensation to a buyer’s broker or agent, subject to applicable MLS policies and state regulations. Any seller-paid compensation, if offered, must be agreed to by the parties as part of the transaction documents.

A seller’s decision regarding compensation may affect how buyer brokers and agents choose to present properties to their clients; however, the amount of compensation offered, if any, is entirely at the seller’s discretion.

How Many Photos Can I Send?

The MLS allows up to 50 photos, with a minimum of 6 required. Images must be in .JPG format and no larger than 5MB each. Please prepare and resize your photos before uploading (you can use tools like tinypng.com if needed). To display photos in a specific order, label them numerically (e.g., Photo-01, Photo-02).

How Many Photos Can I Include?

You may upload a minimum of 6 and up to 50 photos for your MLS listing. Photos must be provided by you or obtained with proper authorization. Please ensure you have the rights to use all images submitted, as photos owned by third parties (including prior agents) may not be used without permission.

How can the MLS help sell my home?

The Multiple Listing Service (MLS) is the primary database real estate agents use to search for properties on behalf of their clients. By listing your home on the MLS, your property is exposed to a large network of agents and their qualified buyers.

Because many buyers work with real estate agents, having your home on the MLS can increase visibility and the likelihood of receiving offers.

What is the MLS?
