Seller Getting Started Guide
Thank you for listing your property with Direct Listing Realty. Follow these steps to complete your listing information and prepare your property for MLS submission.
Thank you for listing your property with Direct Listing Realty, your licensed real estate brokerage. Our goal is to make the MLS listing process simple and straightforward. Please complete the steps below so we can process your listing information and prepare your property for submission to the applicable MLS.
Getting Started Steps
Selling your property through the MLS is simple. Our streamlined process helps you get listed quickly, reach potential buyers, and move through the selling process with professional brokerage support, without the traditional high listing commission fees.
Complete the Listing Agreement and Required Disclosures
Complete and sign the listing agreement and all required seller disclosures. These documents provide the information and authorization needed for us to prepare and submit your property listing to the MLS.
Send Your Property Photos and Listing Details
Provide your property photos, property information, list price, property description, showing instructions, and other requested listing details. We use this information to prepare your MLS listing accurately and professionally.
Your Property Is Listed on the MLS Within 24 to 72 Hours
Once we receive the completed documents, required disclosures, photos, and listing information, we prepare and submit your listing to the appropriate MLS. Your property will generally be entered on the MLS within 24 to 72 hours after all required information has been received and is ready for submission.
Review Your Listing and Confirm All Details Are Correct
After your property is listed, review the MLS listing carefully. Check the photos, property information, list price, description, showing instructions, and other details. Notify us promptly if any corrections or changes are needed.
Accept Offers and Move Forward With the Sale
When you receive an offer, review the price, terms, contingencies, and other conditions carefully. Once you accept an offer, you will proceed toward closing according to the terms of the contract and applicable deadlines.
MLS and Seller Contact Information
MLS rules determine what information is displayed publicly and what information is available to participating real estate professionals. Seller contact information is handled according to applicable MLS rules and listing procedures.
Where Your Listing Information May Appear
Once your property is entered into the applicable MLS, listing information may be distributed to participating real estate websites and other platforms through MLS data feeds and permitted syndication. Third-party websites may include sites such as Realtor.com, Zillow, and other real estate platforms, depending on applicable MLS rules, data feeds, and each website's policies.
Direct Listing Realty does not control how third-party websites display, modify, rank, or distribute listing information.
Your Responsibilities as the Seller
Direct Listing Realty provides the limited MLS listing and brokerage services described in your listing agreement and applicable disclosures. As the seller, you remain actively involved in important decisions concerning your property, including:
- Determining listing price and terms
- Providing accurate property information
- Determining buyer broker compensation if applicable
- Responding to buyer and cooperating broker inquiries
- Managing showing availability
- Scheduling and conducting showings
- Communicating with prospective buyers
- Reviewing offers
- Participating in negotiations
- Deciding which offer to accept
- Managing the transaction
- Selecting a title company
- Managing inspections
- Managing repairs
- Managing closing
- Providing required status information to Direct Listing Realty
When You Receive an Offer
You remain actively involved in reviewing offers, communicating your decisions, and negotiating the terms you want for your sale. Direct Listing Realty provides the limited brokerage services described in your listing agreement and applicable disclosures, including handling offers and counteroffers as required by the applicable brokerage agreement and law. You make the decisions regarding the price and terms you are willing to accept.

When Your Property Goes Under Contract
Please notify Direct Listing Realty promptly when your property goes under contract and provide the executed purchase agreement as required by your listing agreement. This allows Direct Listing Realty to update the MLS status as required. The Limited Service Disclosure states that the seller agrees to notify the broker within 24 hours of certain status changes, including execution of a purchase contract, and to provide a copy of the executed contract so the MLS can be updated.
At Closing
Please provide the Final Closing Statement to Direct Listing Realty within 24 hours of closing as required by the Limited Service Disclosure. This information is used to update the MLS status and complete the listing record as applicable.
Need to Change Something on Your Listing?
Use the Seller Support Center for applicable listing changes. The following support options are available:
Need More Than 6 Months?
Your standard listing period is 6 months unless the listing is cancelled or the property sells. If you need additional time, you can request a listing extension through the Seller Support Center. An extension fee applies.
Understanding Your Limited Service Listing
Direct Listing Realty provides a limited service flat fee MLS listing rather than full-service traditional listing representation. The limited services provided include:
- Entering your property into the applicable MLS
- Inputting the listing information you provide
- Providing a Comparative Market Analysis upon your request
- Transmitting offers and counteroffers between you and cooperating brokers upon request
- Updating your MLS listing based on your written or email instruction
Services Not Included Unless Otherwise Agreed in Writing
The following services are not included as part of the limited service flat fee model unless otherwise agreed in writing:
- Responding to buyer inquiries about the property
- Scheduling or conducting showings
- Preparing real estate contracts
- Providing legal advice
- Coordinating inspections
- Coordinating repairs
- Coordinating access
- Attending inspections
- Attending closing

Photo Checklist
Please follow these guidelines when submitting your property photos. If applicable MLS requirements differ, those requirements control.
- Minimum 6 photos
- Maximum 50 photos
- JPG format
- Clear and accurate property photos
- Avoid duplicate photos
- Do not include private or inappropriate information in photos
