By accessing this website, submitting information through the website, or purchasing services from Direct Listing Realty, you agree to these Terms of Use.

Oklahoma Real Estate Brokerage License: 135314
1. Our Services
Direct Listing Realty provides flat fee MLS listing services and related real estate brokerage support to property sellers.
Our current MLS listing package is offered for a one time fee of $349 and includes an MLS listing period of up to six months and up to 50 photographs, subject to applicable MLS rules and requirements.
Optional products and services may be available for an additional fee, including a combination lockbox and a double sided corrugated yard sign.
The specific services and products included in your order are those displayed during the checkout process at the time you place your order.
2. Eligibility
You must be at least 18 years old and legally capable of entering into an agreement to purchase our services.
By submitting an order, you represent that the information you provide is accurate and that you have authority to request the services for the property identified in your order.
Direct Listing Realty does not work with wholesalers through the MLS listing service.
3. Property Ownership and Authority
You represent that you are the property owner or are otherwise legally authorized to engage Direct Listing Realty to provide the requested services.
You are responsible for providing accurate information concerning ownership of the property.
If you are not the record owner of the property, you must explain your legal authority to list the property when requested.
Direct Listing Realty may decline or cancel a listing request if we determine that the person requesting the service does not have appropriate authority to list the property.
4. Information You Provide
You are responsible for the accuracy and completeness of information you provide to Direct Listing Realty.
This may include:
- Property address
- Property type
- Listing price
- Property description
- Property features
- Property photographs
- Showing instructions
- Listing terms and conditions
- Seller disclosures
- Ownership information
- Contact information
- Other information required by the applicable MLS
You are responsible for reviewing your listing information for accuracy.
Direct Listing Realty is not responsible for errors, omissions, or delays caused by inaccurate, incomplete, outdated, or misleading information provided by you.
5. Photographs and Other Materials
You represent that you have the legal right to provide photographs, documents, descriptions, and other materials submitted to Direct Listing Realty.
You authorize Direct Listing Realty to use those materials as reasonably necessary to prepare, submit, maintain, and market your MLS listing.
You are responsible for ensuring that submitted materials do not violate copyright, privacy, trademark, publicity, fair housing, MLS, or other applicable laws or rules.
6. MLS Rules and Requirements
MLS listings are subject to the rules, policies, procedures, data requirements, and technical requirements of the applicable MLS.
Direct Listing Realty will submit listing information in accordance with applicable MLS requirements.
An MLS may reject, modify, delay, suspend, or remove a listing for reasons outside Direct Listing Realty's control.
Direct Listing Realty cannot guarantee that an MLS will accept a listing exactly as submitted or that a listing will remain active for the entire requested listing period.
7. Listing Period
The standard MLS listing package provides for a listing period of up to six months, subject to the applicable MLS rules and the terms of the listing agreement.
The listing period begins according to the applicable listing agreement and MLS rules, not necessarily on the date payment is made.
The listing period may be affected by MLS requirements, listing status changes, termination of the listing agreement, or other circumstances permitted by the applicable MLS.
8. Listing Agreement and Required Documents
Customers may be required to complete and sign listing agreements, data forms, disclosures, addendums, and other documents before the listing can be submitted to the MLS.
Direct Listing Realty may provide applicable forms and brokerage documents necessary to complete the listing process.
A listing cannot be submitted until all required information and documents have been received and completed to the extent required by the applicable MLS and Direct Listing Realty.
9. MLS Listing Time
Direct Listing Realty's goal is to have a completed listing entered into the applicable MLS within approximately 24 to 72 hours after all required listing information, documents, photographs, and other required materials have been received and properly completed.
This is a service goal and not a guaranteed listing time.
Delays may occur because of incomplete information, missing documents, MLS requirements, MLS system issues, holidays, technical problems, or circumstances outside Direct Listing Realty's reasonable control.
10. Showing Services
Where included in the applicable listing package, showing service support is provided subject to the availability and requirements of the applicable MLS and showing service.
Direct Listing Realty does not guarantee that a property will receive showings, inquiries, offers, or a buyer.
11. No Guarantee of Sale
Direct Listing Realty does not guarantee that your property will sell, receive an offer, receive a particular number of showings, achieve a particular sales price, or sell within a particular period.
The amount of exposure, inquiries, showings, offers, and the ultimate sale of a property depend on numerous factors outside Direct Listing Realty's control.
12. Pricing and Seller Decisions
The seller is responsible for establishing the listing price and determining the terms and conditions under which the property will be offered for sale, subject to applicable law, MLS rules, and the terms of the listing agreement.
Direct Listing Realty may provide brokerage assistance and information, but the seller remains responsible for decisions concerning the property and transaction unless otherwise agreed in writing.
13. Third Party Websites
Once an MLS listing is submitted, listing information may be distributed to third party real estate websites and other real estate platforms.
These may include Realtor.com, Zillow, Trulia, and other participating websites.
Direct Listing Realty does not control how third party websites display, modify, index, cache, distribute, or retain listing information.
Direct Listing Realty cannot guarantee that information will appear identically or simultaneously on every third party website.
14. Website Property Search
Direct Listing Realty may provide links or search tools that allow visitors to search for publicly available real estate information through third party websites.
Information displayed through third party websites is controlled by those third parties.
Direct Listing Realty does not guarantee the accuracy, completeness, availability, or timeliness of third party property information.
15. Payments
The applicable service fee must be paid through the payment method made available during checkout.
Payments are processed through Stripe.
Your payment is not considered completed until the payment processor confirms the transaction.
Stripe may offer different payment methods, including credit cards and bank payments, depending on availability.
Stripe processes payment information according to its own terms and privacy policy.
16. Optional Products
Optional products, such as a combination lockbox or yard sign, are subject to the terms displayed during checkout.
Shipping information may be required when a physical product is purchased.
You are responsible for providing an accurate shipping address.
Direct Listing Realty is not responsible for delivery problems caused by an incorrect or incomplete shipping address provided by the customer.
17. Cancellation and Refunds
Customers may request cancellation of their MLS listing service before Direct Listing Realty begins work on the listing.
A full refund of the MLS listing service fee may be requested before listing preparation or other work on the order has begun.
Once Direct Listing Realty has begun work on preparing or processing the MLS listing, the service fee is no longer refundable.
The $349 MLS listing service fee is not refundable once the property has been posted to the MLS.
Cancellation of an MLS listing after it has been posted to the MLS does not create a right to a refund of the MLS listing service fee.
Cancellation of a listing is also subject to the applicable listing agreement and MLS rules.
Optional products or services included in an order may be subject to separate cancellation, refund, shipping, or fulfillment terms.
18. Seller Responsibility After Listing
The seller is responsible for reviewing the MLS listing after it is submitted and for promptly notifying Direct Listing Realty of any information that needs to be corrected or changed.
The seller is responsible for verifying that the listing accurately reflects the property, price, terms, features, disclosures, photographs, and other information.
19. Legal and Regulatory Compliance
Customers agree to provide information and use our services in compliance with applicable federal, state, and local laws and applicable MLS rules.
Direct Listing Realty may refuse to provide or continue a service if providing the service would violate applicable law, MLS rules, brokerage requirements, or other regulatory requirements.
20. Fair Housing
Customers agree not to provide listing descriptions, photographs, instructions, or other information that violates applicable fair housing laws or MLS rules.
Direct Listing Realty may modify, reject, or request changes to information that appears to violate applicable requirements.
21. Intellectual Property
The Direct Listing Realty website, including its text, graphics, logos, design, software, and other content, is owned by or licensed to Direct Listing Realty unless otherwise indicated.
You may use the website for its intended personal and business purposes.
You may not copy, reproduce, modify, distribute, sell, or commercially exploit website content without written permission, except as permitted by law.
22. Third Party Services and Links
The website may contain links to third party websites and services.
Third party services are not controlled by Direct Listing Realty.
Your use of a third party website or service may be governed by that provider's own terms and privacy policy.
Direct Listing Realty is not responsible for the content, availability, security, or practices of third party websites or services.
23. Website Availability
We attempt to keep the website available and functioning properly, but we do not guarantee uninterrupted or error free access.
The website may occasionally be unavailable because of maintenance, technical problems, security issues, hosting problems, internet service interruptions, or other circumstances.
24. Limitation of Liability
To the extent permitted by applicable law, Direct Listing Realty will not be responsible for indirect, incidental, consequential, special, or punitive damages arising from your use of the website or services.
Direct Listing Realty's responsibility for a claim arising from a paid service will be limited to the amount you paid Direct Listing Realty for the specific service giving rise to the claim, except to the extent a limitation is prohibited by applicable law.
Nothing in these Terms is intended to waive or limit any right or protection that cannot legally be waived or limited.
25. Indemnification
To the extent permitted by applicable law, you agree to indemnify and hold Direct Listing Realty, its brokerage, employees, agents, and service providers harmless from claims, losses, liabilities, damages, costs, and expenses arising from your violation of these Terms, your violation of applicable law or MLS rules, or your submission of inaccurate, unauthorized, or unlawful information or materials.
26. Changes to These Terms
Direct Listing Realty may update these Terms of Use from time to time.
When changes are made, the Effective Date at the beginning of this page will be updated.
Your continued use of the website or services after updated Terms are posted constitutes acceptance of the updated Terms to the extent permitted by applicable law.
27. Governing Law
These Terms are governed by the laws applicable to the services and transaction involved, without regard to conflict of law principles.
Nothing in these Terms is intended to alter or override any mandatory law, regulation, MLS rule, listing agreement, or other legally controlling document.
28. Entire Agreement
These Terms, together with the applicable listing agreement, order information, Refund and Cancellation Policy, Privacy Policy, and other written agreements applicable to your transaction, constitute the applicable agreement concerning your use of the website and services.
If there is a conflict between these Terms and a signed listing agreement or other legally controlling document, the legally controlling document will govern to the extent required by applicable law.
29. Severability
If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will remain in effect to the extent permitted by law.
